Many of our clients have used exclusive buyer agents in the past - and state that they would never use any other type of agent when buying a home. (Note - exclusive buyer agents are different than "buyer agents")
These are the types of home buyers we can help. They are:
Frustrated that the last Real Estate agent they used either represented the seller - or acted like they represented the seller – and not them (for example - perhaps withholding negatives about a property ("selling" them on a property), or working to get them to come up in price, more than trying to get the seller to come down in price.) ---- One client told us "they never told us that the road in front of the house was going to be expanded next year to four lanes." Another said - "they never told us that a new power line was going in just behind us. They just wanted to sell their listing."
Worried that they might overpay for a home -- and unhappy that agents they have worked with tried to subtly "intimidate them" to come up in price. (Traditional agents make more when they get their buyer to come up in price....) -- They may have heard things like: "No one offers less than 98% of the purchase price around here" when making what they thought was a reasonable offer. "The agent seemed to care more about getting the deal done - and it seemed like they were trying to convince us to come up in price, and were not working at all to get the seller to come down in price. They didn't take the time to research and analyze market facts (using comparable sales), to paint the real truth to the seller about the home being over-priced." "I found out later - I overpaid about $22,000 for the home! They never showed me comparable properties that had sold for $22,000 less. There was the same type home listed just up the road for $5,000 more, and so we assumed we were getting a deal. We found out later that the home up the road was actually over-priced by $27,000."
Worried that their confidential information or other information might leak to other agents in a Real Estate office that represents both buyers and sellers. (For example - the contract sitting on a shared fax machine or office talk between "team members")
Very concerned that a Realtor who works for a company that lists property for sale can be biased and usually has a tendency to show more of their own company's listings (because they get compensated more for selling an "in-house listing"), or show more homes that have a high commission ("co-op") from the seller. Or - showing more of their own listings (to get a "double dip" commission).
Unhappy
that traditional Real Estate agents don't show them ALL For
Sale By owner properties meeting their criteria.
One of our clients said "My agent told me For Sale By Owners are difficult
for them, so they didn't show them. They just wanted to show me MLS
listings. There was a For Sale By Owner home that would have been perfect
for us - but we never had the opportunity to see it."
