If you are working with a buyers agent who works for a company that also lists property for sale - it is possible that they might inadvertently compromise your information. Their environment is ripe for that....They work in the SAME OFFICE as other listing agents and share the same file cabinets, share the same fax machines, and can overhear each other's conversations in the office. (By accident of course)

You cannot be certain that your information (and negotiation position and strategy) can be totally protected. In fact - the listing agent of a home that you are interested in, might be your agent's best friend and office teammate!

Can you be assured that your best interests are really protected, as both agents head out after work together, for a game of golf? (Not to mention - a traditional buyer's agent makes more money when their buyer comes up in price....their economic incentives really aren't aligned with your interests - are they?)

In this case - both agents report to, and owe obligations to, a broker who legally represents the sellers of listed property in their office.

The analogy -- you hire an attorney and your adversary hires an attorney to represent them -- and both attorneys work in the same law firm. Law firms don't allow this, (for good reason) and neither should you!

Yet Real Estate companies are still getting away with this today - due to industry lobbying - so that they can continue their lucrative business model of one back scratching another -- and"double dipping" - (where the agent and the company receives a commission from both sides of a transaction.) Is it any wonder that Realtors don't have a great reputation - when consumer surveys are taken?

We could choose to list property for sale - and be like all of the other Real Estate companies, rife with conflicts of interests and lower levels of representation for the buyer - but we don't - in order to serve home buyers in the best possible way.

Because we depend on referrals for 100% of our buyers - what level of service do you think we provide?

You may not have heard about EBAs - because they comprise less than one one hundredth of a percent of all Realtors across this land.

There about two thousand EBAs in the entire nation and over 1.2 MILLION traditional Real Estate agents.
