The article states: "Diligently scrutinizing professionals you hire is your job as president, CEO and CFO of your household.....A true buyer's agent, an "exclusive buyer's agent" works only with buyers in a company, office or operation that does not sell homes and is more experienced in working with a buyer's best interests at heart. " (We choose to not list property for sale - so we don't "sell" people homes - we help people buy them through giving them unbiased well-researched facts to empower them to make the best possible decision in a given situation - showing them all available homes on the market, meeting their criteria.)
"As you ask questions and discuss your needs, consider how well the agent listens to your anxieties, fears and concerns. You want to feel that the agent cares more about your needs than collecting the commission or making a quota......Once you've selected several real estate agents, let each know you want to interview him or her for 45 minutes to an hour. Ask for a resume or portfolio, just as any good employer would do. During the interview, explain your needs, how you like to work and what you expect"
"Ask about representation. Will the agent act as a dual agent representing both you and sellers with homes you may want to buy? Legal in many states, dual agency comes with inherent conflict of interest as the agent attempts to exercise fiduciary duty, fairly represent two opposing clients and collect the full commission."
Realtor Has Mixed Feelings About Third Degree From Buyer -- this is an example of the patience we exhibit with some people, as exclusive buyer agents. It has been our experience that positive people draw positive things to them quite quickly (positive outcomes), and that negative people can draw a less positive outcome, and experience a longer, more drawn out process than they would have had, had they had a positive attitude. So - when you are working with us as your exclusive buyer agent, don't worry - be happy! You are in very good hands!
